Strata cleaning costs in Wollongong: what you'll pay and why

Strata cleaning is the regular cleaning of a building's common property: the foyer, stairwells, corridors, lifts, bin rooms and any shared facilities. The questions strata committees and building managers ask most are what it should cost and why quotes vary so much. This guide explains how strata cleaning is priced, gives estimate ranges from our own calculator, and covers what to check before you compare quotes.

How strata cleaning is priced

Strata cleaning is usually quoted as a regular weekly or per-visit price. Some providers quote per square metre instead, but either way the price comes down to how long the common areas take to clean properly, and how often they're cleaned.

In NSW, common area cleaning is one of the day-to-day costs paid from the owners corporation's administrative fund, the "everyday fund" that also covers things like garden maintenance and utilities. Bigger one-off expenses such as repainting come from the capital works fund.

Estimate ranges from our calculator

These weekly ranges come from our instant estimate for a strata or common area site. They include floors, bins, glass and entry areas, and high-traffic areas, with one amenities area, for a building in standard ongoing condition. Prices exclude GST.

  • Small common areas (under 100 sqm), about 1.5 hours a visit: $120–$140 a week once a week, $240–$280 twice a week, $360–$420 three times a week.
  • Medium (100–250 sqm), about 2.75 hours a visit: $170–$190 once a week, $300–$360 twice a week, $450–$540 three times a week.
  • Large (250–500 sqm), about 3.75 hours a visit: $230–$270 once a week, $410–$490 twice a week, $560–$660 three times a week.

If your building only needs a visit every second week, the calculator also gives a fortnightly price. For a small building it's about $130–$150 a fortnight, which is a little more than a weekly visit because more dirt builds up between cleans.

People also ask what a cleaner costs for three hours. In our calculator, a regular three-hour visit once a week comes to about $180–$210 a week before GST. Rates vary between providers, so use that as a guide rather than a market price.

Your building's figure will depend on its layout and needs. You can get a tailored range in about a minute on our instant estimate page, and a site walkthrough confirms the scope before anything is locked in.

What pushes the price up or down

  • Size and layout: the number of levels, stairwells and corridors matters more than the total floor area. A tall building with several stairwells takes longer than a single-level block of the same size.
  • Frequency: more visits cost more each week, but in our calculator the hourly rate steps down as the total weekly hours grow, so the price per visit can drop on bigger schedules.
  • Lifts, glass and entries: glass foyer doors, mirrored lifts and entry areas show marks quickly and add time to every visit.
  • Bin rooms: a bin room that's cleaned regularly is quicker to keep on top of than one that's left to build up.
  • Shared facilities: common bathrooms, a building gym or a BBQ area all add to the scope.
  • Condition: a building that's been well looked after costs less to maintain. If the common areas need a heavy clean to get up to standard, that's usually quoted as an initial deep clean before the regular schedule starts.
  • Periodic extras: jobs like carpet steam cleaning in carpeted corridors are usually quoted separately from the regular clean, so check what each quote includes.

How to compare strata cleaning quotes

  1. Compare hours per visit, not just the weekly price. A cheaper quote with half the hours on site won't cover the same work.
  2. Ask for a written scope by area and frequency, such as foyer twice a week, stairwells weekly and bin room weekly. Our guide to strata cleaning obligations has a checklist of what to include.
  3. Check what's included: consumables in common bathrooms, lift interiors, glass and bin rooms.
  4. Ask how issues are reported and fixed, and who your committee or manager deals with.
  5. Read the contract terms: the notice period, any lock-in, and how price reviews work.
  6. Ask for a certificate of currency for the cleaner's insurance.

How we approach it at Clean Spaces

We clean strata and common areas on a regular schedule, with our own equipment and eco-friendly products. Quotes and site visits are free, there's no lock-in contract (just 30 days' notice), and we can usually start within a day or two. Supplies such as soap, paper and bin liners for common bathrooms can be added on request, usually at a lower cost because we buy them in bulk. If the building needs a heavy clean first, we'll do an initial deep clean before the regular schedule starts. For carpeted corridors that need steam cleaning, we can try to arrange it for you.
