What your strata cleaning contract should cover
A clear scope makes it much easier to hold any cleaner to a standard. Whoever you choose, check the contract covers:
- Each common area by name, such as foyers, stairwells, corridors, lifts, bin rooms, glass and mailboxes, rather than "common areas" as a single line.
- How often each area is cleaned, and on which days, so owners and residents know what to expect.
- Who to contact when something is missed, and how it gets fixed.
- Extra work, such as periodic deep cleans, and how it's priced.
- Insurance and compliance documents, provided before work starts.
- The notice period. Ours is 30 days, with no lock-in contract.

- Free site visit. We walk through the building with your strata manager, building manager or a committee member and agree what's included.
- A written scope and a free quote, listing each area and how often it's cleaned.
- An initial deep clean if the building needs it, then regular visits on the agreed days.
- A quick start. We can usually start within a day or two of the scope being agreed.

Our standard strata scope covers common property (foyers, stairwells, corridors, and shared facilities), though we can also quote individual lots on request.
How do you handle bin rooms and communal waste areas?
Bin rooms and communal waste areas are included in the regular clean, with extra attention scheduled around collection days if needed.
How often should strata common areas be cleaned?
It depends on how many people use the building. Smaller buildings often need a weekly clean, while larger or busier buildings may need cleaning several times a week or daily. We'll recommend a schedule after the site visit.
Is there a lock-in contract?
No. There's no lock-in contract, just 30 days' notice if the committee ever wants to stop.
Can your cleaners have police checks?
Yes. Police checks and Working With Children Checks can be arranged on request.
